Details That Help a Roofer Understand the Job
- Where the water appears inside, which rooms, and in what weather: steady rain, storms or wind from a particular direction.
- The type of roof: slate or tile, a butterfly roof behind a parapet, a mansard, a hipped roof, or a flat roof over an extension or dormer.
- How many storeys the house has, and whether there is a basement lightwell or a narrow pavement at the front.
- Whether the chimney, gutter or parapet is shared with the neighbouring house.
- Whether you own the roof, or whether it belongs to a freeholder or is managed by an agent.
- Any conservation area, listed building status or Article 4 direction you know about.
You do not need to know what is wrong to enquire. Photos taken safely from the street, through a window or from an accessible loft are often more useful than a guess at the cause, and the roofer will confirm the problem when they inspect.

These figures are general guides for typical London houses, not a survey of current prices. Confirm VAT, scaffold, licence fees, waste removal and making good in each quotation. Rotten timbers, structural repairs and specialist heritage work usually need separate allowance.

What Changes the Final Price?
Access is often the biggest factor. A repair reachable from a roof hatch or a low extension costs far less than the same repair needing a full scaffold on the pavement with a council licence. Materials matter too: new Welsh slate, handmade clay tiles and lead cost more than concrete tiles or synthetic alternatives.
The survey may also reveal problems that were not visible from the ground, such as rotten battens, wet decking under a flat roof or a chimney stack that needs more work than expected. Ask each roofer how they will price and agree any extra work before carrying it out.
Compare What Each Roofer Is Offering
Ask for a written scope that names the materials, lead codes and membranes, and states how the roof will be accessed and protected. Compare guarantee lengths and whether they are insurance-backed. If the work affects a shared chimney, parapet or party wall, ask how the roofer will deal with the neighbouring property, and whether a party wall notice is likely to be needed.
Decide What the Quotation Should Include
For a pitched roof, ask about tile or slate matching, fixings, underlay and flashing details. For a flat roof, identify the membrane and ask whether wet decking, insulation, outlets and upstands are covered. A garage price should spell out removal of the old covering, including any separate asbestos arrangements. Chimney quotes need a clear boundary between pointing, rebuilding and flue work; roof window quotes should name the unit, flashing kit and internal finish.
